SF Real Estate Forecast: Bubble, Bubble, Toil, and Trouble?

A lot of people are trying to figure out what's ahead for the local real estate market, and every day brings new predictions and (sometimes) conflicting information. This morning, the San Francisco Business Times is the latest to weigh in with news from a Zillow survey showing that a third of the nation's housing experts say the SF market is a housing bubble. Additionally, the report says that 20 percent of those surveyed said that if this isn't a bubble market, it is at risk of becoming one within a year. Just in case you've forgotten during the recent go-go market, a housing bubble is when prices go up due to demand and speculation. At some point, demand decreases or stalls as supply increases due to the aforementioned speculators. At that point, the bubble bursts and prices drop.

San Francisco Homes Drop in Price for the First Time in 4 Years

A new study shows that San Francisco home prices declined last month for the first time in four years, prompting speculation that skyrocketing prices may finally be slowing. Although housing prices are still among the highest in the country, the median home price in March dropped 1.8 percent to $1,042,500, according a study by Redfin, a real estate brokerage firm. Sales also nosedived 22.1 percent, while inventory experienced a 4 percent boost.

Report: Dip in house flipping indicates cooling in SF real estate market - The San Francisco...

San Francisco saw a drop in the number of homes that were flipped last year, indicating there may be a decrease in competition among The City’s real estate market, according to a report released Thursday by Trulia, a national online real estate tool. The rate of house flipping — in which a buyer sells a home within a year of purchasing the property — fell in San Francisco to 3.3 percent in 2015, compared to 3.6 percent in 2014, the report shows. Though the change might seem small, the downturn aligns with a larger cooling trend in the market, said Trulia’s chief economist and author of the report Ralph McLaughlin. “That’s good news,” McLaughlin said. “It might mean that in the future, there’s less speculation in the Bay Area.”

Single Family Housing Starts at Highest Levels Since 2007 in U.S.

According to the U.S. Department of Housing and Urban Development and the Commerce Department, nationwide housing starts rose 5.2 percent to a seasonally adjusted annual rate of 1.178 million units in February 2016. If you entered into adulthood after 2008, you probably became accustomed to thinking your cash savings are more likely to grow when safely tucked under your mattress than in most bank accounts, and that interest rates on auto loans and other loans are set in the single digits. But in December 2015, after seven years of fostering a low-interest environment intended to encourage consumer spending and investing, the Federal Reserve moved to increase rates by 0.25%. Housing Starts in U.S. Drop to Lowest Level in Three Months

Housing starts dropped 3.8 percent to a 1.1 million annualized rate, the weakest in three months, from a 1.14 million pace the prior month, a Commerce Department report showed Wednesday in Washington. The median forecast of 76 economists surveyed by Bloomberg was 1.17 million. Permits, a proxy for future construction, were little changed.

Ahead of the Bell: US existing-home sales

Economists forecast that sales rose 9.2 percent to a seasonally adjusted annual rate of 5.2 million, according to a survey by data firm FactSet. This would be a bounce back from the slump to a rate of 4.76 million in November, when new mortgage disclosure regulations likely made it harder for buyers to finalize their contracts and complete sales.
